Landing land-yes-project-no

You have the land. Here’s a clear place to start.

Owning a plot is a big step. Knowing what to do with it is another.
If you’re unsure who to speak to first, what to check or how much
the whole project might involve, you’re in good company.

Before you pay for a design, an initial review of your plot can show
you what’s worth knowing now, and what still needs investigating.

No commitment. We’ll talk it through with you first.

A few questions worth answering early

You don’t need to have everything worked out. But some questions
shape every decision that follows, so it pays to look at them before
money is committed.

  • What might be possible on this plot, and what might not?
  • What could affect access, services or groundworks?
  • What needs further investigation, and by whom?
  • Which professionals are you likely to need, and when?

Start with a clearer picture of your plot

Our initial due diligence review looks at your land from the point
of view of building a prefab home. It brings together what can be
established early, highlights possible constraints and sets out the
questions still to be answered.

What the review covers

  • An initial look at the planning context for your plot, including
any designations that may affect what you can build
  • Access considerations for delivering and installing a prefab home
  • A first view of utility connections and drainage
  • Site factors that could add cost, such as slopes, trees or known
    ground conditions
  • A list of open questions and the investigations likely to be needed
  • Guidance on which professionals to involve next

What it doesn’t cover

  • Legal advice or checks on title, boundaries or rights of way
  • Measured or topographical surveys
  • Ground investigations or soil testing
  • A planning application or formal pre-application advice
  • Architectural or structural design
  • A fixed quotation for your home

What we’ll ask from you

Your plot’s address or location, any documents you already have,
such as a title plan or previous planning history, and a sense of
the home you have in mind. If you have photos of the site, those
help too.

What you’ll receive

A clear written summary of our findings: what we could establish,
the constraints we identified, what remains uncertain and the
recommended next investigations. It’s a starting point for
decisions, not the final word on your site.

Why look before you design?

It’s tempting to start with the house. But a design drawn without
knowing your plot’s constraints can need reworking, or be shelved
entirely, once those constraints come to light.

Some of the most significant costs in a self-build project sit outside
the house: access for delivery, foundations suited to the ground,
getting services to the plot. Spotting these early means your budget
starts from something closer to reality.

You may not be building for a while. That’s fine. Understanding your
land now gives you more time to plan, and fewer surprises when you’re
ready.

What comes after the review

The review is one step in a longer journey. Here’s roughly how the next
stages tend to unfold, though every project and site is different.

  1. Design

With a better understanding of your plot, you can brief a designer
or explore manufacturers’ models knowing what the site allows.
Expect some back and forth as ideas meet practical limits.

  2. Permissions

Most homes need planning permission and Building Regulations
approval. These take time, may require further surveys, and can
bring changes to the design. It’s rarely a single step.

  3. Clearer budgeting

As the design and site information firm up, so can the numbers.
Quotations become more reliable once the project is defined, though
prices can still change and contingency remains important.

Building a home involves real decisions, costs and waiting. We won’t
pretend otherwise. What we can do is help you take each step with a
clearer view of what’s involved.

Move forward at your own pace

We’re finalising the scope and pricing of the plot review. Requesting
one starts a conversation, not a purchase: we’ll get in touch to
understand your plot, explain what the review would involve and confirm
the cost before anything is agreed.

If it isn’t the right moment, that’s fine too. Spassio will be here as
your project develops.
