Landing land-yes-project-yes

Get your prefab quotes with a clearer picture of who—and what—you’re paying for

You have the land and a design or a model you like. The next step is finding
a manufacturer who can deliver it, and understanding exactly what each offer includes.

We’ll review your project, approach manufacturers we’ve checked and present
their quotations side by side, so the differences are clear before you commit.

you to anything.

Two ways in, one aim

Whether you’re working with an architect or have fallen for a catalogue
home, what matters is how the proposed home fits your plot, your budget
and your timing.

You have an architect’s design

We look for manufacturers whose construction systems and capabilities
suit your design, and note where adaptations may be needed.

Helpful to share

  • Drawings and any specification notes
  • Planning status and any conditions
  • Your architect’s contact, if they’ll stay involved

You’ve chosen a catalogue model

We help clarify its specification, options and delivery scope,
alongside the site requirements that need checking.

Helpful to share

  • The model and manufacturer, or a link to it
  • Any changes you’d like to make
  • What you know about your plot and access

Asking for quotes yourself is more work than it looks

Sending a few enquiries is the easy part. Getting to offers you can
actually compare usually means:

  • Finding manufacturers who build the right system and deliver to your area
  • Checking their track record, references and completed homes
  • Explaining your project so each one prices the same thing
  • Chasing the details their first offer left out
  • Translating different formats, terms and assumptions into something comparable

That’s the work we take on.

Two prices. Two very different promises.

Headline prices look easy to compare. What sits behind them rarely is.
These illustrative situations show the kinds of differences we look for.

Illustrative

Varying scope

One offer includes transport and craning. The other lists the house
only, with delivery “quoted separately”.

How we help:
we set out included work, exclusions and your responsibilities under
the same headings for every offer.

Illustrative

Missing items

One price includes internal finishes. Another stops at a weathertight
shell, leaving kitchen, bathrooms and flooring for you to arrange.

How we help:
we identify the completion level of each offer and flag what you’d
still need to budget for.

Illustrative

Unclear timelines

One delivery timescale runs from design approval. Another only starts
once your foundations are ready and signed off.

How we help:
we note when each timescale begins and the conditions it depends on.

Illustrative

Payment terms

A large deposit is due on signing, before production begins, with little
said about what protects it.

How we help:
we lay out each payment schedule and point out terms that deserve
a closer look.

Illustrative

Similar, not the same

Two homes of the same size, but with different wall build-ups,
windows and heating systems.

How we help:
we compare construction system and specification side by side,
not just floor area.

Illustrative

Site assumptions

A delivery promise that assumes clear lorry access, which a narrow
lane may not allow.

How we help:
we highlight the transport, access and site requirements each
offer relies on.

Market experience, put to work for your project

For more than five years we’ve been researching the prefab market and
getting to know the manufacturers behind the websites: how they build,
what they deliver well and where their offers tend to need clarifying.

That experience helps us suggest companies suited to your project and
ask the questions a product page can’t answer. You start from a
considered shortlist, not from scratch.

What “verified” means here

Appearing on a marketplace is not the same as being checked. For
manufacturers we introduce through this service, we look at:

What we check

  • Trading history and relevant experience
  • Completed projects and references
  • Technical capability for the proposed work
  • Financial standing
  • Relevant insurance cover

When, and the limits

Checks take place before a manufacturer is introduced for your
project, and we tell you what we found and what remains open.

They support an informed decision. They can’t guarantee that a
project will run without problems, and they don’t replace your own
legal and contractual advice.

Credentials matter. So does fit.

A well-regarded manufacturer can still be the wrong one for your home.
We match on what your project actually needs:

Design

Can their system build your layout, spans and openings, and what
would need adapting?

Construction system

Volumetric or panelised, and which suits your design and site.

Location

Whether they deliver and install where you’re building.

Scope

How far they take the build, and what they leave to others.

Budget

Whether their usual price range is realistic for your plans.

Timing

Their production capacity against when you need the home.

How your home arrives isn’t the same as how finished it is

Two separate questions shape every offer: the construction system,
and the completion level. One doesn’t tell you the other.

Construction system

Volumetric

The home arrives as three-dimensional modules, often with extensive
factory-fitted interiors. Transport routes, site access and lifting
need careful planning.

Panelised

The home arrives as wall, floor and roof panels assembled on your
plot. Transport is usually simpler, with more work carried out on site.

Completion level

Offers range from a structural kit or weathertight shell through to
a home finished inside and ready to occupy. The exact stages vary
between manufacturers.

Whatever isn’t included still needs doing: services, finishes,
connections, groundworks. That work falls to you and your own
project team or local contractors.

A volumetric home isn’t automatically “turnkey”, and a panelised home
isn’t automatically a shell. Your quotation needs to make the scope,
and who does what, explicit.

What you receive

A quotation comparison that brings each offer together under the same
headings. Where information is missing or unconfirmed, it stays clearly
marked rather than smoothed over.

  1. Your project brief and the assumptions we’ve used
  2. Proposed manufacturers and the checks carried out
  3. Construction system and technical specification
  4. Included work, exclusions and your responsibilities
  5. Prices, tax treatment, allowances and provisional items
  6. Transport, installation and site requirements
  7. Programme and delivery conditions
  8. Payment schedules
  9. Warranties, insurance and key contractual terms
  10. Outstanding questions and differences needing your decision

Comparable, not just side by side

We align each offer’s information under consistent headings,
identify where scope differs and flag what’s unknown. So you can see
which prices cover comparable work, and which differences need
discussing before you decide.

For catalogue homes

You’ll also receive a model sheet covering plans, dimensions, floor
area, layout, materials, specification, completion level, included
equipment, customisation options, the basis of the price and
requirements that depend on your site.

With the offers, we’ll also share our full guide to buying your home:
contracting, design approval, site preparation, production, delivery,
installation and handover.

What it costs you

The quotation service is currently free for buyers. Asking for quotes
doesn’t commit you to a manufacturer or a purchase.

If we can’t find suitable manufacturers for your project, or can’t
obtain enough offers to compare meaningfully, we’ll tell you plainly
and explain why.

Where Spassio is paid by a manufacturer, we’ll explain how that works
before you make any decision.

How it works

  1. Share your project

Your location, plans or chosen model, budget, timing and
    planning status.

  2. We review it first

We check it’s ready for quotations, tell you if anything is
    missing and confirm the scope.

  3. We approach manufacturers

We contact suitable, checked manufacturers and follow up on gaps
    in their offers.

  4. You review the comparison

We walk you through the differences and the questions still
    to resolve.

Timing depends on how complete your project information is and how
quickly manufacturers respond. We’ll give you a realistic expectation
once we’ve reviewed your details.

Questions you may have

Is my project ready for quotations?

You’ll need a plot, and either a design or a chosen model. If key
information is missing, we’ll tell you what’s needed when we review
your project, before approaching anyone.

Do I need planning permission first?

Not necessarily. Manufacturers can quote at different stages,
though offers become firmer once permissions are in place. Tell us
where you are and we’ll explain what that means for your quotes.

Where do you work?

Coverage depends on where manufacturers can deliver and install.
We’ll confirm whether suitable manufacturers serve your location
when we review your project.

Am I committing to anything?

No. Asking for quotes is free and doesn’t commit you to a manufacturer
or a purchase. Any contract would be between you and the manufacturer
you choose.

Can my architect be involved?

Yes. It often helps. We can share technical questions from
manufacturers with your architect so the offers reflect your
design accurately.

Start with what you already have

Tell us where you’re building, share your plans or chosen model,
and outline your budget, timing and planning status. We’ll review
the details first and let you know whether your project is ready
for manufacturer quotations.
